The Bath Property Shop offers a professional sales, letting and management service for residential property in and around the World Heritage City of Bath.

We have a wide selection of properties to let in and around the Bath area.

An individual's tenancy will be an assured shorthold tenancy with a minimum term of 6 months. We can accommodate for shorter periods but this may restrict your choice of property.

Every property we have has been personally inspected and will usually be let either fully furnished or unfurnished - although unfurnished properties will often include the carpets, curtains and some basic ‘white’ goods such as a cooker.

Our properties are of a high standard and any person offering to rent through us will be expected to provide suitable references. Our references will need to confirm that you are:-

I. currently residing at an address where you can be located on the electoral register and without any detrimental credit history such as County Court Judgements;
II. employed with a level of salary confirmed by your employer to be sufficient to maintain the rental commitment (or similar accountant’s reference if self-employed); a current landlord’s reference if applicable; and - character reference.

Our terms of renting are that you provide one month’s rent in advance and a deposit at least equal to one and a half month’s rent.

If you are coming from overseas or have other special circumstances that limit the U.K. references you can provide then a larger sum of deposit and/or rent in advance will be expected.

Additional to the above outlay you should budget for Council Tax, utilities and our letting fee. Our fees are paid once prior to the commencement of the tenancy and are currently the equivalent of 1 week’s rent plus £75. Vat is charged to you on our fee (currently 17.5%).
